Expert Advertising Suggestions For Listing Vacation Rental Property Successfully

By Richard Burns

Renting vacation properties is big business, and people take it seriously. Unless you are planning on renting just to friends and family, you will have to step up your game to get good renters who will recommend your house to others and return themselves. Listing vacation rental property is more than just putting a line item description on a rental property website.

If you don't have great photos, it won't matter what else you've got. Readers will pass right by the bold headline, great description, and below market rates if the pictures aren't up to par. You can overcome a lack of beachfront, mountain views, and small bedrooms if the photos you include in your listing are well done. If you need to hire a professional to take the pictures, it will be money well spent. Blurry photos, poorly composed, will turn off any potential renter.

It should go without saying that the pictures you post have to be real and not stock photography you downloaded from another site. You will be out of business pretty quickly when the word gets out that the house didn't live up to your advertising. In addition to your pictures being real, you also need to put up plenty of them.

The pictures will get the reader's attention, but you've got to keep it with a great headline that intrigues them and gets them to read further. You have to be specific, not general, and concise, not vague. The headline is the place to highlight what is really distinctive about your house and what makes it a better choice than the competition. Exclusive locations and unique views, rather than bedroom bath counts, are the types of things that get attention.

The description of your house has to be concise with short punchy sentences and a call to action. When you are writing this kind of copy, you need to emphasize what is outstanding about your house and what makes it different from the competition. You don't want to oversell your place though. If you do, your guests will be disappointed, give you a bad review, and never return.

You can waste a lot of time trying to decide which websites have the most effective search engine optimization and highest traffic count. Instead of spending your time that way, list your house on as many sites as possible. You will have more success by advertising all over the place than on one or two high traffic sites.

You have to make your contact information a prominent part of your advertising. It's not enough to publish your email address or give renters a number where they can leave a message. Most of them like to be able to talk to a real person if they want more information or are just testing to see if you seem legitimate. Publishing your phone number will make a difference.

If you have a vacation home that sits empty unless you are in it, renting it can be a great idea. You will make some extra money without much effort. You have to beat the competition to the best renters though.
